Bungie Seeks Subtenant for Oversized Bellevue Headquarters After 2021 Expansion
Bungie is marketing its 210,984-square-foot Bellevue, Washington campus for sublease, five years after a costly expansion that outpaced its shrinking workforce.
Bungie is seeking subtenants for its 210,984-square-foot headquarters in Bellevue, Washington, according to a leasing brochure reviewed by The Game Post. The move comes roughly five and a half years after the studio more than doubled its office footprint from 84,000 square feet to just under 211,000 square feet during a 2021 expansion that internal sources described as costing hundreds of millions of dollars.
In a statement to press, Bungie confirmed it is actively pursuing a sublease, citing its transition to a digital-first model and evolving workplace needs. The company formally adopted remote work eligibility for most roles in 2022, following work-from-home development during the COVID-19 pandemic. Bungie said it will maintain a physical office presence in Bellevue.
The leasing brochure lists the space as a turn-key production facility featuring a dedicated lobby, gym with a rock climbing wall, motion-capture studio, cafe, catering space, and private exterior patio. The master lease runs through September 30, 2035.
Bungie's expansion coincided with Sony's $3.6 billion acquisition of the studio in 2022 and a subsequent hiring spree. However, the company has since undergone multiple rounds of layoffs, including cuts in October 2023 affecting roughly 100 employees and another round in July 2024 affecting 220 developers. A June 2026 layoff impacted at least 292 jobs, primarily within the Destiny team following the end of Destiny 2's live service. At peak employment, Bungie employed over 1,600 people; by July 2024, that number had fallen to around 850.
Analysts have attributed Bungie's overextension to broader industry trends driven by low interest rates and increased at-home entertainment revenue during the pandemic. The company's leadership changes included CEO Pete Parsons departing in 2025.
